Summer Slowdown? Not in This Part of Vegas

You’d think things would be slowing down by now—with the triple-digit temps and half the city ducking into casinos or staying close to the pool. But this past week proved otherwise. I’ve had more conversations lately with buyers ready to make a move, and just as many sellers wondering if now’s still a good time to list. Spoiler: it is—but only if you’re realistic.

Inventory is up across the valley, and while that gives buyers a bit more breathing room, it also means sellers have to price smarter. Homes that are clean, move-in ready, and staged with care are still getting action—especially in that sweet spot under $600K. But the days of overpricing just to “see what happens”? Those are gone, at least for now.

And while the housing market finds its rhythm, the rest of Vegas is doing what it does best: reinventing itself. The new Via Via Food Hall at The Venetian opened last week and is already getting attention for its mix of local favorites and late-night bites. Over in the Arts District, Prowl just opened—a cocktail lounge with a jungle theme and some serious design drama. And the Strip is still making headlines, though not all of them fun—Kelly Clarkson postponed the start of her residency due to vocal strain. Disappointing, but at least it’s temporary.

Meanwhile, I’ve been spending a lot of time in Summerlin and Henderson, where the late-day light still manages to make everything feel calm—even in the middle of the summer heat. There’s been a steady rhythm to showings lately. Buyers are noticing price drops, asking thoughtful questions, and yes—negotiating again. It’s not the wild west it used to be, and honestly, that’s a welcome shift.
