October has arrived in Las Vegas, and this is one of my favorite transitions of the year. The brutal summer heat finally starts giving us a little breathing room, outdoor events return to the calendar, hockey is back, and suddenly spending an evening outside sounds like a good idea again.
Our real estate market is going through a transition of its own.
Homes are still selling, but buyers are being more careful, sellers are adjusting their expectations, and mortgage rates have once again moved into territory we haven’t seen in a while.
Market Update — Prices Are Holding, But Sales Have SlowedThe latest Southern Nevada numbers tell an interesting story.
The median price of a single-family home was $475,000 in August, down from the $490,000 record reached earlier this year. Home sales also slowed, dropping nearly 12% from July and slightly from the same time last year.
That doesn’t mean prices are suddenly falling off a cliff. In fact, Las Vegas home prices have remained relatively stable overall.
What has changed is the pace.
Buyers are taking their time. They’re looking at multiple properties, comparing monthly payments and paying close attention to whether a home feels appropriately priced.
For sellers, that means the days of simply putting a home on the market and waiting for multiple offers aren’t something to count on.
A well-priced, well-presented home can absolutely attract attention—but buyers have become much more selective.
Mortgage Watch — Back Above 7%This week’s biggest real estate headline is mortgage rates.
The latest Freddie Mac survey has the average 30-year fixed mortgage at 7.03%, up from 6.95% the previous week. That’s also the highest weekly average since January 2025.
That’s quite a change from earlier this summer when we were talking about rates in the mid-6% range.
For buyers, this is another reminder that the monthly payment deserves just as much attention as the purchase price.
But there’s another side to the story.
Higher rates can cause some buyers to step away, which may leave those who remain with more negotiating room. Seller-paid closing costs, rate buy-downs and other concessions can become especially important when affordability is tight.

San Gennaro Feast — Sept. 30–Oct. 4
The 46th annual San Gennaro Feast takes over the Rio Convention Center parking lot with Italian food, live entertainment, carnival rides, games and plenty of reasons to arrive hungry.
First Friday — October 2
The Arts District comes alive Friday evening with local artists, live music, food trucks and businesses staying open late. It’s one of those events that shows off a completely different side of Las Vegas than the Strip.
Golden Knights vs. Anaheim Ducks — October 2
Hockey is back at T-Mobile Arena as the Golden Knights take on Anaheim Friday night.
Wu-Tang Clan — October 3
Wu-Tang brings The Final Chamber to T-Mobile Arena Saturday night with Mobb Deep.
90s Rock Nights — October 3
Downtown Container Park hosts a free outdoor night of ’90s and early-2000s rock Saturday evening.
Between festivals, hockey, concerts and finally some better outdoor weather, this is the time of year when being a Las Vegas local gets especially fun.
Tourism Talk — Fall Is Bigger Than Vacation SeasonFall in Las Vegas isn’t just about tourists coming for a weekend getaway.
It’s also an important time for conventions, sporting events and major entertainment.
And that matters locally. Tourism supports an enormous part of Southern Nevada’s economy—from restaurants and hotels to transportation, retail and entertainment.
It’s easy to think of tourism as something happening only on Las Vegas Boulevard, but its impact reaches communities throughout the valley.

MYTH.
Higher rates can certainly reduce purchasing power and slow activity, but people don’t buy homes solely because of an interest rate.
People move because families grow, jobs change, marriages happen, divorces happen, people relocate, renters decide they’re ready to own, and homeowners decide their current house simply doesn’t work anymore.
The numbers matter—but life doesn’t always wait for the perfect mortgage rate.
This Week’s TakeawayOctober is starting with a housing market that requires a little more patience from everyone.
Buyers have choices, but affordability remains challenging.
Sellers can still find buyers, but pricing realistically matters.
And mortgage rates are once again reminding us how quickly conditions can change.
Meanwhile, Las Vegas is entering one of its best seasons of the year. The weather is changing, outdoor events are returning, hockey is back and the fall calendar is filling up quickly.
So here’s to October—and hopefully some cooler weather to go along with it.
