September’s Final Stretch: A New Mortgage Milestone & a Busy Weekend in Vegas

September is almost behind us, and Las Vegas is finally getting closer to the season we all look forward to—cooler evenings, outdoor dining, and a packed fall calendar.

The real estate market is giving us plenty to talk about, too. Mortgage rates reached a new milestone this week, and the latest local housing numbers are showing how buyers and sellers are adjusting.

The interesting part? While the national mortgage headlines may sound discouraging, the local market is offering a different perspective.

🏡 Market & Mortgage Watch — Rates Cross 7%

This week’s biggest real estate headline is mortgage rates.

According to Freddie Mac’s September 24 report, the average 30-year fixed mortgage rate climbed to 7.03%, up from 6.95% last week. The average 15-year fixed rate increased to 6.42%.

It’s a noticeable change from earlier this month, when the 30-year average was 6.76%. 

For buyers, that makes monthly payment calculations even more important. A small change in interest rates can make a meaningful difference over the life of a loan.

But here’s where the local housing market gets interesting.

The latest Las Vegas REALTORS report showed that the median price of an existing single-family home sold in Southern Nevada during August was $475,000, down from the record $490,000 reached in May and June. That also represents a 1% decrease compared with August 2025.

Condo and townhome prices had a median of $299,900. 

That doesn’t mean every home is losing value. It does show that buyers and sellers are navigating a market where pricing and affordability are playing a larger role.

For buyers, the important question isn’t simply whether rates will fall. It’s whether the home, payment, and overall terms make sense today.

For sellers, understanding what comparable homes are actually selling for—not just what they’re listed for—is becoming increasingly important.

💡 Myth or Fact?

“If mortgage rates go above 7%, nobody will buy a home.”

MYTH.

Higher rates can certainly reduce purchasing power, and some buyers may decide to wait.

But people still relocate, grow their families, downsize, change jobs, and purchase homes for reasons that have nothing to do with trying to time the mortgage market perfectly.

A higher-rate environment can also create opportunities to negotiate on price, repairs, or closing costs when a seller is motivated.

The key is looking at the complete financial picture rather than making a decision based on one headline.

✈️ Tourism Talk — An Interesting Turn in Visitor Numbers

After plenty of discussion about tourism earlier this year, the latest available July figures brought some encouraging news.

The Las Vegas Convention and Visitors Authority reported approximately 3.2 million visitors in July, a 2.7% increase compared with July 2025.

Hotel occupancy also increased to 77.2%, although convention attendance declined 5.6% for the month. 

Those numbers are a good reminder that Las Vegas tourism isn’t one single story.

Leisure travel, conventions, sports, entertainment, and dining all contribute to the city’s economy in different ways.

And with hockey returning, major concerts filling stadiums, and culinary events bringing visitors to town, the fall calendar is giving people plenty of reasons to visit.

This week is a reminder that the housing market can send mixed signals.

Mortgage rates are higher.

Local home prices have pulled back from their recent record.
