September has arrived, and Las Vegas is starting to make that subtle transition out of summer. The temperatures may not feel like fall quite yet, but school is back in full swing, summer vacations are winding down, and the city’s fall entertainment calendar is already getting busy.

The real estate market is transitioning too.

Buyers continue to have more choices, sellers are competing harder for attention, and mortgage rates remain one of the biggest factors shaping what people can comfortably afford.

This feels less like a market waiting for something to happen and more like one where buyers and sellers are learning how to work with the conditions we have.

🏡 Market & Mortgage Watch

The latest Freddie Mac reading puts the average 30-year fixed mortgage rate at 6.66%, compared with 6.65% the previous week.

So, essentially—rates are holding steady.

That may not be the dramatic drop buyers have been hoping for, but stability has its advantages. When rates aren’t swinging wildly from week to week, buyers can get a clearer picture of what their monthly payment might look like and make decisions accordingly.

And with more homes available than we’ve been accustomed to in recent years, buyers have another advantage: choice.

That can open the door to conversations about price, repairs, closing costs and seller concessions that weren’t always possible during the extremely competitive markets of the past.

For Buyers: Focus on the entire deal—not simply the interest rate or asking price.

For Sellers: Today’s buyers can compare your home with several others. Pricing correctly and presenting the home well from day one really matters.

Tourism Talk — Fall Could Be One to Watch

September begins an important stretch for Las Vegas.

The city starts shifting away from summer vacation travel and toward a calendar filled with conventions, professional sports, major concerts and eventually some of the huge events that arrive later in the fall.

That’s important for more than hotels and casinos.

Tourism supports restaurants, entertainment, retail, transportation and thousands of jobs throughout Southern Nevada. And when we talk about the long-term health of our housing market, what’s happening in the larger Las Vegas economy matters too.

Myth or Fact?

“When mortgage rates are high, it’s automatically a bad time to buy.”

MYTH.

Rates absolutely affect affordability, but they’re only one part of the equation.

A market with more inventory and fewer competing buyers can potentially give someone opportunities to negotiate that wouldn’t exist when rates are lower and everyone rushes back into the market.

The better question isn’t simply, “Are rates good?”

It’s “Does buying make sense for my finances and circumstances right now?”
