Late July in Vegas — More Choices, Higher Rates & Plenty Happening Around Town

Late July in Las Vegas has its own rhythm. The summer heat is still going strong, families are squeezing in those last vacations before school starts, and the city continues to stay busy even during one of the hottest stretches of the year.

Real estate has a similar feel right now. Buyers are still looking, but they’re taking their time. Sellers are competing for attention. And with more choices available, today’s market is putting a little more negotiating power back into buyers’ hands.

Market & Mortgage Update

One number worth watching this week is mortgage rates.

The average 30-year fixed mortgage rate reached 6.58% as of July 23, according to Freddie Mac. That’s a reminder that affordability is still one of the biggest factors shaping buyer decisions this summer.

For buyers, that makes shopping based on the monthly payment just as important as shopping based on purchase price. Seller concessions, rate-buydown opportunities, and negotiating closing costs can all become important pieces of an offer.

For sellers, more inventory means buyers can afford to be selective. A home doesn’t necessarily need to be perfect, but pricing, condition, photos, and presentation need to make sense from the beginning.

The summer market isn’t stalled—it’s simply requiring a little more strategy.

We’re reaching that interesting point in the Las Vegas summer where July vacations begin blending into back-to-school season.
