The median list price across the Las Vegas Valley continues to hover around $460,000, with price reductions ticking up slightly. Houses that linger are often either overpriced or underprepared—because buyers have become picky, and rightfully so.

New construction is showing fresh life. Builder incentives, rate buydowns, and closing cost credits are making homes in Henderson, Skye Canyon, and SW Las Vegas more attractive again. Some buyers—especially from out of state—are testing the waters, now that mortgage rates have steadied.
