We’re heading into the final days of August, and Las Vegas is starting to feel that end-of-summer transition. School is back, fall events are beginning to appear on the calendar, and hopefully cooler evenings aren’t too far behind.
The housing market is transitioning too.
Buyers have noticeably more choices than they did a year ago, homes are taking a little longer to sell, and sellers are having to pay closer attention to price. It isn’t necessarily a bad market—it’s simply a market that’s giving buyers more room to breathe.
Market Update — More Choices for BuyersOne of the biggest stories right now is inventory.
Recent Las Vegas data shows active listings are about 6% higher than a year ago, while the median asking price has slipped slightly to around $470,000.
Homes are also spending about 57 days on the market, roughly 6% longer than this time last year.
For buyers, that’s meaningful.
Instead of feeling like every decision has to happen immediately, there’s more opportunity to compare neighborhoods, negotiate, and really think about whether a home—and its monthly payment—makes sense.
For sellers, it means the strategy has changed.
Today’s buyer has alternatives. Pricing too high and planning to “test the market” can mean watching competing homes get the attention instead.
For Buyers: More inventory can create opportunities for negotiating price, closing costs, repairs or other terms.
For Sellers: Price and presentation need to work together from the beginning. The first impression still matters.
Mortgage WatchMortgage rates moved slightly lower again in the latest Freddie Mac report, with the average 30-year fixed rate at 6.65%, down from 6.67% the previous week.
It’s a small change—not the big drop buyers are hoping for—but stability is still useful when you’re trying to determine a comfortable monthly payment.
And remember: the advertised national average isn’t necessarily the rate an individual buyer will receive. Credit, loan type, down payment and other factors can all change the actual rate.

Tourism Talk — Vegas Is Becoming More Than the StripOne thing this week’s events really highlight is how much Las Vegas has evolved.
Within just a few days, we’re hosting a major culinary event, college football, professional soccer, volleyball and rodeo—on top of the entertainment that already happens here every night.
That’s part of the bigger Las Vegas story.
People aren’t simply moving here because houses are available. They’re buying into a city with professional sports, entertainment, restaurants, outdoor recreation and communities that continue developing far beyond Las Vegas Boulevard.
